Sueño Coctelería Mexicana, Dallas, TX was an extensive interior finish-out of a newly constructed building developed by James Stroud Property Company. The space was leased by The Bellomy Group, who subsequently engaged Ren Pro GC to assist in bringing their vision to life.

The project team included the internationally recognized design firm JSa of Mexico City, led by Javier Sánchez and Aisha Ballesteros, along with CH Design, led by Denis Chiessa and Lilliana Morales. Ownership was represented by brothers Beau, Sean, and Ryan Bellomy, with Alan Neuhoff serving as Asset Manager.

This project was awarded to Ren Pro GC through a negotiated, non-competitive Cost-Plus contract. Prior to Sueno, Ren Pro had successfully completed several smaller renovations for Bellomy-owned properties, as well as the notable finish-out of Cache’ Cocktail Lounge. Ren Pro’s project leadership team consisted of Rob Vadala, Steve Mendez, and David Higgins.

After being awarded, the project entered an intensive design and value-engineering phase. Through close collaboration with ownership and the design teams, the original construction budget of approximately $4 million was successfully reduced to roughly $3.2 million while preserving the integrity of the design and overall guest experience. Construction commenced in late Summer 2025 and was completed in June 2026.

To meet the demands of the project, Ren Pro dedicated a three-person leadership team consisting of Rob Vadala, Senior Partner and Estimator; Steve Mendez, Superintendent; and David Higgins, Assistant Superintendent. This structure provided continuous onsite supervision and proactive project management throughout construction.

The project required complete build-out services, including rough mechanical, electrical, and plumbing systems, custom architectural finishes, and full commercial kitchen installation. One of the signature design elements was the large skylight system. Several concepts were explored before ultimately selecting a fixed glass skylight that floods the interior and atrium areas with natural light. A variety of exotic plants are located through out the Atrium and Dining Room for a Tropical feel.

Authenticity was a driving force behind the design. The Mexico-based design team incorporated exotic woods, hand-braided leather ribbon details, exotic plants, and distinctive Mexican brick and tile throughout the space, creating a unique and immersive dining environment reflective of the restaurant’s heritage and vision.

The project also presented significant logistical challenges. Many specialty materials were sourced directly from Mexico, requiring extensive coordination between JSa and CH Design. While minor border delays occurred, proactive planning and communication allowed the project to remain on track. Additional challenges arose with the procurement of aluminum framing for the skylight system, requiring the team to identify alternative sourcing solutions amid global supply-chain disruptions. Ren Pro successfully navigated these obstacles and delivered an exceptional final product.
