Northwood Club, Dallas, TX was an extensive renovation and addition project involving the existing Northwood Club Pool Grille, and Locker Rooms at one of Dallas’ premier private clubs. The project was competitively bid against four large general contractors. After three rounds of bidding and interviews, Ren Pro was awarded the contract.
Following award, the project entered an intensive Value Engineering phase. Through close collaboration with the ownership and design teams, the original budget of approximately $8.6 million was successfully reduced to $6.2 million while maintaining the integrity of the design and overall member experience. The project team consisted of the Northwood Club Council, Stream Realty as Project Manager, Marsh & Associates, and Ren Pro General Contracting.
The overall club redevelopment included the renovation and expansion of the Pool Grille, complete new Kitchen and Equipment, Locker Rooms and support facilities, as well as the complete demolition of the existing Main Clubhouse. The Pool Grille project was critical to the Club’s master plan, as it needed to be completed and operational before demolition of the clubhouse could begin. Equally important was delivering the facility in time for the 2026 pool season. Ren Pro successfully met both objectives, allowing members to enjoy the new restaurant, locker rooms, and outdoor amenities while paving the way for the next phase of the club’s redevelopment.
The project presented significant sequencing and logistical challenges, requiring careful coordination between construction activities, design updates, and club operations. At the same time, it provided an opportunity to establish the architectural and design language that will influence the future clubhouse development.
To meet the demands of the project, Ren Pro dedicated a three-person leadership team consisting of Tom Moores, Senior Project Manager; Tom Vadala, Senior Superintendent; and Max McCready, Jr. Superintendent. This structure ensured continuous onsite supervision and proactive management throughout construction. With more than 250 submittals requiring review and coordination, maintaining schedule and design intent was paramount. Weekly Owner-Architect-Contractor (OAC) meetings kept all stakeholders aligned and facilitated timely decision-making. By end of Project, the Main Clubhouse was in 1st Phase and completely removed down to grade. A highly successful project on everyone’s part.
